Also, if you would like to have some options for proofing your building against future costs, or creating a zero carbon building, the implications can be established by specific studies at an early stage, which an architect will be able to guide you on.<\/span><\/p>\r\n

Your architect will help evaluate the bids and select the contractor and prepare the contract between you and the contractor. Some clients have a contractor in mind. In other cases, the client may have a favored contractor but also wants to consider other contractors and create competitive bidding. Sometimes, buildings that are not even listed by the Planning Authority can still be worthy of conservation and you will have to oversee that its character is not spoiled in the procedure of any modifications or extensions you plan to do to the building. The contract administrator may be the project architect, but could also be the lead consultant, the cost consultant, a specialist consultant, a client representative or employer’s agent, the project manager or an engineer.<\/span><\/span><\/p>\r\n
