Sustainability Advice and Design
An architect should be there to give you all the information you need, they need to be able to give you guidance on how to optimize orientation, microclimate, building fabric, lifecycle costing, energy and water consumption and ensure compliance with Building Regulations. Also, if you would like to have some options for proofing your building against future costs, or creating a zero carbon building, the implications can be established by specific studies at an early stage, which an architect will be able to guide you on.
Bidding and Negotiation
Your architect can advise you on your choice of contractor for all construction and design and build requirements– usually done by calling for competitive bids. Your architect will help evaluate the bids and select the contractor and prepare the contract between you and the contractor. Some clients have a contractor in mind. In other cases, the client may have a favored contractor but also wants to consider other contractors and create competitive bidding. Highly experienced architects have a proven selection process that will make it easy for you to choose the best contractor for you and your specific project.
Conservation skills
If you own a building that is ‘historic’, a ‘Protected Structure’ or in an ‘Architectural Conservation Area’ you will need to seek out an architect that has skills in conservation. Sometimes, buildings that are not even listed by the Planning Authority can still be worthy of conservation and you will have to oversee that its character is not spoiled in the procedure of any modifications or extensions you plan to do to the building. Conservation skills are just one of the many important services that an architect is able to help you with. Buildings with history are part of a community’s tangible past, and though it may surprise cynics, old buildings can offer opportunities for a community’s future.
Construction and Contract Administration
In the construction industry, the contract administrator is the individual responsible for administering the construction standard contracts. The contract administrator may be the project architect, but could also be the lead consultant, the cost consultant, a specialist consultant, a client representative or employer's agent, the project manager or an engineer.
Your architect will consult with you and advise you during construction. On-site visits will determine if construction is proceeding in general accordance with the contract and that the design, materials, and workmanship meet with acceptable standards.
